Built from inside the credit process

The thesis is not a market observation from outside. It is a defect visible only from inside the loan file, spotted by someone who has both underwritten these loans and written the software.

Founder

Founder

Nik Gak

Nik has spent seven years in CRE private credit originations across rehab, ground-up construction, bridge and DSCR, rising from Originations VP to SVP and Head of Inside Sales at a Jersey City private credit lender, where he leads the loan officer team across Principal, CRE/Advisory and TPO channels, owns the DSCR product vertical, and sits on the Operating Committee. He is also a builder: he independently designed and shipped an AI-powered loan origination platform now in production use, alongside several other production systems. Sphinx came directly out of reading thousands of after-repair appraisals and noticing that nobody — not the lender, not the AMC, not the rating agency — ever checks whether the borrower's budget can actually build the house the comparables describe. Educated at the University of St Andrews and King's College London.

The Sphinx standard describes analytical review of an appraisal report. It is not an appraisal, not a valuation, and not a review appraisal under USPAP Standard 3. Outputs are internal analytical inputs for credit decisioning. They are not communicated to appraisers and are not a basis for requesting revision to any report.
