What we collect
When you use Sphinx, we process:
- Appraisal documents — PDFs you submit for review, including property addresses, valuation data, and appraiser information
- Account information — Your name, email, company name, and billing details
- Usage data — How you interact with the platform, for improving the service
How we use it
- To provide the service — Analyzing appraisals and generating findings
- To improve calibration — Aggregated, anonymized data helps refine our thresholds (your individual files are never shared)
- To communicate with you — Service updates, billing, and support
What we don't do
- We don't sell your data
- We don't share individual appraisals with other lenders
- We don't use your data for advertising
- We don't retain appraisal documents longer than necessary for the service
Data security
All data is encrypted in transit (TLS 1.3) and at rest (AES-256). Each customer's data is logically isolated — your appraisals and findings are accessible only to your authorized users.
Data retention
We retain appraisal data and findings for the duration of your subscription plus 90 days, unless you request earlier deletion. Aggregated calibration data (without identifying details) may be retained indefinitely.
